Residential Property Management

At Douglas Newman Good Residential Property Management, our core service is multi-unit development management, which allows us to dedicate all of our time to property management, and ensuring that our clients receive the best property management service.

Our Property Management portfolio consists of various types of multi-unit developments and mixed uses developments, and by having both a residential and commercial property management department in-house, we are confident that we can deliver an exclusive and quality service to all of our clients. For those mixed use developments, the frustration of having to liaise between two, or more, managing agents on general estate issues is removed; our departments communicate and work alongside each other with a proactive hands on approach.

Multi-Unit Developments Bill

On 24 January 2011 President Mary McEleese signed the Multi Unit Developments Bill into law, which then became known as the 'Multi Unit Developments Act 2011'. This was followed on 02 March 2011 by the Minister for Justice and Law Reform, Brendan Smyth, signing the commencement order for the Multi Unit Developments Act 2011. A commencement date of 01 April 2011 was set with the exception of Sections 14 & 32 which became effective immediately.

The MUD Act 2011, which it is commonly known as, will apply to existing and future multi unit developments which comprise of 5 or more units and deals with three main areas of Multi Unit Developments:

  • Transfer from Developer to Owners Management Company
  • Operation of Owners Management Company
  • Dispute Resolution

The current market has placed new emphasis on good Asset Management, in particular tenant Risk Management with regard to defaults. We have worked with landlords and their funders to ensure maximum rental cash flows are maintained. This involves increased monitoring of tenant business activities \ rent payment profile and the allocation of a tenant risk category. When potential defaults are noted, we identify solutions for agreement with Landlords and implementation with the tenants.

In the retail sector DNGCP's established relationships allows us to identify and secure suitable tenancies on short term lettings to off set the associated void costs of service charges and rates payable by the Landlord, while securing and negotiations long term tenancies.

DNGCP tenancy management services are derived from the provisions of the leases, management and other legal agreements. In addition we meet on a regular basis with the various stakeholders to secure a co-ordinated approach on all aspects of Asset Management.

On Property Recovery appointments DNGCP's experience allows identification of the core difficulties and risks in developing an Asset Recovery \ Management strategy with all stakeholders to secure maximum long term asset value.
